Just across the bridges from Philadelphia, Gloucester and Camden Counties are full of solid older homes: capes in Deptford, twins in Gloucester City, ranchers in Washington Township, and Cherry Hill splits that haven’t been updated since they were built. If yours needs more work than you want to take on, or you need to sell on a timeline, a direct cash sale is one option worth comparing.
As Is Home Buyers is based at 1110 Pine St in Philadelphia, and we buy houses on both sides of the Delaware River in the condition they’re in. Here’s how it works in South Jersey.
South Jersey towns we buy in
Gloucester County: Deptford, Woodbury, West Deptford, Westville, National Park, Paulsboro, Glassboro, Pitman, Mantua, Washington Township (Sewell and Turnersville), Monroe Township (Williamstown), and Clayton.
Camden County: Camden, Pennsauken, Cherry Hill, Collingswood, Haddon Township, Audubon, Gloucester City, Bellmawr, Runnemede, Gloucester Township (Blackwood), Lindenwold, Voorhees, and Winslow Township (Sicklerville).
Houses in any condition
You don’t need to fix, clean, or stage anything. We buy houses with:
- Old roofs, wet basements, foundation or drainage problems
- Outdated electrical, plumbing, or heating systems
- Fire or water damage, or long-term vacancy
- A lifetime of belongings still inside
- Tenants in place or rental wear and tear
We factor the condition into our offer, so the repairs become our job.
How it works
- Get in touch. Call (215) 515-0702 or fill out the form with your address.
- Walkthrough. A short visit at a time that works for you, or we can start from photos.
- Written cash offer. No obligation and no pressure.
- Close on your schedule. A title company or settlement attorney handles closing. We can often close in as little as a couple of weeks, or on your timeline. We don’t charge commissions, and your offer will spell out which closing costs we cover.
Two more ways we can help:
- We can assist with relocation and moving.
- We can sometimes advance part of the cash before closing.
See every step on our How It Works page.
Is a cash sale right for you?
If your house is in good shape and you have time, listing with a New Jersey agent may bring a higher price, and we’ll say so. A direct sale tends to make sense when repairs would be costly, a buyer’s lender might balk at the condition, you’re settling an estate, you’re relocating, or you just want a firm date without showings.
New Jersey details worth knowing
Selling in New Jersey isn’t quite the same as selling in Pennsylvania. This is general information, so check the specifics with a New Jersey attorney or tax professional.
- Probate goes through the county Surrogate. In NJ, an estate is opened with the Surrogate’s Court in the county where the person lived: the Gloucester County Surrogate in Woodbury or the Camden County Surrogate. A will generally can’t be admitted to probate until 10 days after the death. Once appointed, the executor or administrator receives letters (often called “short certificates”) that let them act for the estate.
- NJ inheritance tax depends on who inherits. Spouses, children, grandchildren, and parents are exempt (Class A). Siblings and children-in-law (Class C) and most other heirs (Class D) may owe tax. The state may require a tax waiver or affidavit before an estate’s real estate can be transferred, and your attorney or title company will handle that.
- Municipal resale requirements: Many NJ towns require a certificate of occupancy or resale inspection, and a smoke alarm, carbon monoxide alarm, and fire extinguisher certificate is generally required when a home is sold. Rules vary by town.
- Seller-paid transfer fee: New Jersey’s realty transfer fee is generally paid by the seller. Your settlement statement will show it.
- Live in Pennsylvania? Sellers who aren’t NJ residents may have to make an estimated NJ income tax payment at closing. Ask your tax pro.
- Behind on your mortgage? NJ foreclosures go through the courts, and eligible owner-occupants can ask for free court foreclosure mediation. Information is on the NJ Courts website. A housing counselor or attorney can explain your options.

Frequently Asked Questions
Do you really buy in New Jersey if you’re based in Philadelphia?
Yes. We buy houses in Gloucester and Camden Counties as well as Philadelphia and the Pennsylvania suburbs.
I inherited a house in Deptford but live in Pennsylvania. Can I still sell?
Usually, yes. Once the estate is opened with the Surrogate and the executor or administrator has authority, they can generally sign for the estate. An attorney can confirm what’s needed in your case.
My town requires a resale inspection. Is that a problem?
Usually not. We’ll check your town’s requirements early and plan around them.
How fast can you close?
When title is clear, we can often close in as little as a couple of weeks, or on your timeline. Estates or liens can add time.
Do you buy South Jersey rentals with tenants?
Yes. See our page for landlords selling a rental.
